“In Flanders, the number of sales fell by 1.1 per cent. The figure was -1.2 per cent for houses and -0.7 per cent for apartments. In Brussels, sales remained virtually stable (-0.1 per cent). In Wallonia, it fell by 5.1 per cent,” said notary Bart van Opstal, spokesperson for Notaris.be.
Rising interest rates drove the decline in sales. “Borrowing has become more expensive in recent months, slightly cooling our property market. Interest rates will remain the decisive factor in the coming months, too. In Flanders, the announced increase in registration tax will also have some effect, but its impact is likely to be limited,” said Bart van Opstal.
During the first nine months of this year, a house in Belgium cost an average of 360,613 euros, an increase of 3 per cent compared with the 2025 annual average. In Flanders, the average price rose 3.5 per cent to 398,182 euros. In Brussels, the average price was 609,227 euros, up 4.8 per cent. In Wallonia, the average price rose by 0.6 per cent to 270,239 euros.
During the first nine months of this year, an apartment in Belgium cost an average of 287,616 euros, up 2.0 per cent compared with 2025. In Flanders, the average price of an apartment rose by 1.8 per cent to 300,349 euros.
